A full garden room build from bare ground up. Existing patio and turf lifted, the base excavated and a concrete slab poured, then a timber frame erected, insulated, wrapped and clad. Boarded, plastered, wired and finished — photographed at every stage.
Groundworks
Existing surface lifted and the base dug out to formation level, with spoil carted away under our waste carrier licence.
A load-bearing wall removed to open the kitchen into the living space. Propped and needled, steel beam in, new piers built and lined, lit alcove shelving formed into both sides, and flooring run through and woven into the existing boards.
Before
Floor and hallway protected before anything comes out. The client was living in the house throughout, so the route in and out gets covered as well as the room itself.
The same client had us back the following month. A stud-built media wall with fluted panelling, a recessed TV and soundbar, a full-width inset electric fire and colour-changing LED to every alcove — set out on the wall in tape and pencil before a single stud went up.
Set out
Every socket, light and feed marked on the wall in tape and pencil, and agreed with the client, before anything was built.
A cold, bare garage taken to a finished, insulated space. Boarded and skimmed, sprayed dark throughout, interlocking floor tiles laid, and hexagonal LED lighting with power run to the whole room.
Finished
Looking back toward the window, with the hexagonal lighting and tiled floor complete.
